Common Questions

Things People Ask Us

Is there a Land Transfer Tax when buying a property in Calgary?

No. Alberta is one of the few Canadian provinces with no Land Transfer Tax. Instead, the provincial government charges Land Titles registration fees through the Alberta Land Titles Office. As of late 2024, registration fees for both the Transfer of Land and Mortgage Registration are calculated at a base rate of $50 plus $5 for every $5,000 of value (or portion thereof).

What closing costs should a buyer budget for in Calgary?

Buyers should budget between 1% and 1.5% of the purchase price. Key expenses include:

  • Land Titles Registration Fees: Title transfer and mortgage registration fees.
  • Legal Fees & Disbursements: Typically $1,200 to $2,000+ depending on transaction complexity.
  • Home Inspection: $450 to $700 depending on property size and scope (e.g., thermal imaging, sewer scope).
  • Property Tax Adjustments: Reimbursing the seller for prepaid property taxes or adjusting for unpaid taxes relative to Calgary’s June 30 due date.
  • Goods and Services Tax (GST): 5% GST applies to new home construction and newly created residential lots (does not apply to resale residential homes).

What areas and communities in Calgary do you cover?

We cover all four Calgary quadrants (NW, NE, SW, SE), inner-city neighbourhoods (such as Beltline, Kensington, and Mission), suburban master-planned communities (such as Mahogany, West Springs, and Evanston), as well as surrounding municipalities including Airdrie, Chestermere, Cochrane, and Okotoks.

How much down payment is required to buy a home in Calgary?

Down payment rules follow federal OSFI mortgage regulations:

  • Up to $500,000: Minimum 5% down payment.
  • $500,000 to $1,499,999: Minimum 5% on the first $500,000, plus 10% on the remaining portion above $500,000.
  • $1,500,000 and above: Minimum 20% down payment (insured mortgages are capped at $1.5M).

Can you help us buy a Calgary home remotely while we are still in Ontario?

Yes. We specialize in cross-province relocations through our GTA to Calgary Relocation Program. We handle everything remotely—from virtual video walkthroughs and detailed neighbourhood breakdowns to coordinating home inspections, local real estate lawyers, and key handovers on closing day.

Do you have access to off-market or pre-construction listings in Calgary?

Yes. Beyond the public Calgary Real Estate Board (CREB®) MLS® system, we provide our clients access to off-market properties, pre-listing inventory, builder inventory, and assignment sales across Calgary and surrounding areas.

What are the tax advantages of living and buying in Calgary compared to Ontario or BC?

Alberta offers distinct financial advantages for property owners and residents:

  • 0% Provincial Sales Tax (PST): Only the 5% federal GST applies.
  • 0% Land Transfer Tax: No provincial transfer tax on real estate transactions.
  • Competitive Income Tax: Lower or single-rate personal income tax brackets compared to most provinces.

Can out-of-province buyers purchase a property remotely?

Yes. Under Alberta real estate law and legal procedures, buyers can complete purchases completely remotely. Digital signatures are legally valid via platforms like DocuSign, and Alberta real estate lawyers can verify identity and execute mortgage closing documents via secure video conference.

What regions and municipalities make up the Greater Calgary area?

Calgary itself is divided into four quadrants (NW, NE, SW, SE). Surrounding major municipalities within the Calgary Metropolitan Region include Airdrie, Cochrane, Chestermere, Okotoks, High River, Strathmore, and surrounding rural municipalities (Rocky View County and Foothills County).

What is a Real Property Report (RPR), and is it legally required?

A Real Property Report (RPR) is a legal land survey produced by a licensed Alberta Land Surveyor illustrating exact boundary lines and structures. Under standard Alberta Real Estate Association (AREA) contracts, sellers of single-family homes and bare-land townhomes must provide an updated RPR with a City of Calgary Stamp of Municipal Compliance.

Note: Conventional apartment-style condominiums do not require an RPR as buyers own unit space rather than underlying land boundaries.

What rights do buyers have when purchasing pre-construction in Alberta?

Under Section 73 of the Alberta Condominium Property Act, buyers of new developer units receive a statutory 10-day rescission period (cooling-off period). Once all developer disclosure documents are delivered, buyers have 10 calendar days to cancel the contract for any reason with a full deposit refund.

How does buying pre-construction in Calgary work?

Pre-construction developments allow buyers to lock in purchase prices with staggered deposit structures over the construction period. We assist investors and end-users in selecting top builders, negotiating incentives, and evaluating floor plans for maximum long-term appreciation and rental yield.

How does a condo document review work for resale condos in Calgary?

Resale condos do not have a statutory cooling-off period. Instead, buyers include a Condo Document Review Condition in their offer (typically 7 to 10 business days) to analyze critical corporate documents:

  • Reserve Fund Study & Plan: Evaluates long-term repair funds and structural lifespans (roof, elevator, parkade).
  • Financial Statements & Operating Budget: Audits operating deficits or upcoming fee hikes.
  • Board Meeting Minutes: Uncovers ongoing maintenance issues or pending litigation.
  • Bylaws: Outlines restrictions regarding pets, age limits, and short-term rentals.
